A Station Area Plan (SAP) is a State-required plan for areas within a 1/2 mile of any FrontRunner station, and/or 1/4 mile from any TRAX or Bus Rapid Transit (BRT) station. The Plan is meant to guide future development by promoting housing availability and affordability, access to opportunities, sustainable environmental practices, and multiple transportation choices and connections.

A Station Area Plan helps guide future development in a manner that utilizes the unique economic, environmental, and cultural opportunities provided by transit.

The State and regional planning organizations created a list of which stations require Station Area Plans. The list did not include the BYU Stadium, BYU North Campus, BYU South Campus, Towne Center Boulevard, East Bay North, and East Bay South Stations.

Depending on the size of the community, and amount of transit stations in that community, developing a Station Area Plan can take 10-12 months to complete. This timeframe includes multiple studies and surveys being conducted in the various areas of the community affected by the transit stations.
